If you're buying
Inventory is up roughly 21% year over year and homes sit nine days longer than last summer. That means real negotiating room — inspection contingencies, rate buydowns, and closing-cost credits are being accepted again in most price bands under $700K.
If you're selling
Homes still close at about 99.2% of list, but only when priced correctly out of the gate. Overpriced listings are taking two price cuts and 60+ days. Accurate pricing plus professional presentation is the entire game right now.
